Septic Inspections

A septic inspection may not be on your radar, but it could save you thousands of dollars after closing. Modern septic tanks have a life expectancy of about 25 years. This can vary widely depending on usage, maintenance, installation, and location. Problems, such as leaks or root-infested drain-fields, can appear within the first 10 years. A septic inspection can help to identify these problems and catch the problem before you close.

The purpose of a septic system is to retain solid waste in the tank and to dispose of effluent waste water into the ground without contaminating the environment. To accomplish this a septic system consists of the elements shown in the drawing. A typical septic system consists of a holding tank to retain solid waste and grease from household waste water, and an absorption system to disposes of liquid wastewater or "effluent" which leaves the septic tank for absorption below ground into the soil.
