Q.  What is a home inspection?
A.  A home inspection is a visual assessment of the structure and major interior systems.  The evaluation of the structure includes the roof, ceiling, floors, wall, windows, attic, and foundation.  The interior systems to be inspected include the heating system, air conditioning system, plumbing, and electrical systems. 
Q.  Why do I need a home inspection?
A.  Purchasing a home is a significant investment.  A home inspection will point out potential problems that can be remedied before the purchase is finalized.  The inspection will give you peace of mind that you are making a sound investment.  Many sellers even choose to have an inspection completed before the home is placed on the market.  The inspection gives the seller a better understanding of the condition of the home and allows for potential problems to be corrected before being put up for sale. 
Q.  How do I find a qualified inspector?
A.  Check with your state's home inspection licensure board for complaints.  Top 2 Bottom Inspections is licensed by the North Carolina Home Inspection Licensure Board # 1764 and a member of the NC Licensed Home Inspector Association.
 
Q.     How much does an inspection cost?

Q.     How long does it take to complete a home inspection?
A.     It usually takes 2-4 hours for an inspector to complete a detailed examination of your home.  
Q.  Do I have to be there during the inspection?
A.  It’s recommended, but not necessary.  The inspector will take the opportunity after the inspection to explain any problems found and answer any questions you may have.
Q. What should I expect to see in my home inspection report?
A.     Top 2 Bottom Inspections will provide you with a binder that includes a comprehensive inspection report along with a copy of the NC Standards for Home Inspectors. 
 
Q.     When will I receive my inspection report?
A.  Most inspection reports are completed and delivered to the client within 24 hours.  Special arrangements can be made at the time the inspection is ordered to request that the report be issued on site. 
 
Q.     What if the report reveals problems?
A.  No house is in perfect condition.  If the inspector finds problems, it doesn’t necessarily mean that you shouldn’t purchase the house.  The seller can repair most problems before the acquisition is complete.  The seller may be willing to negotiate the purchase price if problems are found.
Q.  How can I be sure the problems have been repaired?
A.  Top 2 Bottom Inspections can re-inspect the home to ensure the problems have been repaired.  Re-inspect fees start at $125.
